A single Velux installed in Leeds costs from £900 for a standard MK06 in an existing ceiling opening, up to £2,200 for a triple-glazed centre-pivot with new plastered returns. Here is what you actually get for each price bracket.
Prices in 2026
- Standard Velux MK06 (78 x 118cm), existing ceiling opening: £900. Just the roof window swap or fresh install into an already-plastered opening.
- Velux plus fresh plastered returns: £1,400. We cut the tiles, install the window, do the plaster returns, ready for decorating.
- Triple-glazed premium (Velux Integra electric, larger size): £2,200. Higher spec glass, motorised opening with rain sensor.
- Multiple windows on the same day: 20 to 30 percent off the second and third.
Standard install day
Morning: strip and prep
Scaffold up (already agreed and priced). Tiles removed in a controlled area, battens cut, breathable membrane trimmed. Structural check on the rafter (we may need to double-up a rafter for wider windows).
Midday: window in
Window frame in, flashing kit fitted (Velux EDW or EDN depending on your tile type). Interior seal to the vapour barrier.
Afternoon: watertight and plaster
Tiles refitted around the window. Interior returns roughed in ready for the plasterer the next day (our plasterer follows us up).
Size guide
- CK04 (55 x 98cm): Small landings, cloakrooms, en suites
- MK06 (78 x 118cm): Standard choice for bedrooms and lofts. Best balance of light and cost.
- MK08 (78 x 140cm): Larger opening, better ventilation. £150 more than MK06.
- UK08 (134 x 140cm): Large loft rooms and kitchen extensions.
Velux vs Fakro vs Keylite
Velux is the recognised name. 10-year manufacturer warranty. Widely available replacement parts for 20+ years.
Fakro is Polish, roughly 15 percent cheaper than Velux for equivalent spec. Quality equal in our experience over the last 5 years of fitting.
Keylite is UK-manufactured, priced between the two. Includes an integral rain deflector as standard, which Velux charges extra for.
Our default is Velux unless the budget requires Fakro. Both perform. Keylite is a valid third choice.
Building Regs
A single Velux replacement is not notifiable. A new opening in the roof is (falls under structural alterations). We notify Leeds City Council under our CompetentRoofer registration at no extra charge.
