Repointing
Raking out the perished mortar joints and replacing with lime or cement mortar to suit the age of the brickwork.

Lead flashing renewal
Replacing the code 4 or code 5 lead flashings that seal the chimney to the roof. This is where 80 percent of chimney-related leaks originate.

Lead used has a 60-year expected life if fitted properly with lapped joints. Sealant-only "repairs" that some cheap contractors offer fail in 2 to 5 years.
Flaunching (top mortar around the pot)
The mortar seal around the base of the chimney pot. If it is cracked or missing, birds get in and rain runs down the flue.

Capping a redundant chimney
If the chimney is no longer used, capping keeps birds and rain out while maintaining ventilation to prevent damp in the flue.
- Vented cap and repointing pot: £280 to £380

Partial rebuild (from roof line up)
When the pointing is beyond repair or bricks are actively spalling and lose their face, a rebuild from the roof line up is the only proper fix.
- Small single-flue stack: £1,400 to £1,800

How to tell what you actually need
- Damp on the chimney breast in an upstairs room: usually flashing, sometimes pot
- Bird nests in the flue: pot cap needed
- Bricks visibly loose or dropping mortar: repointing at minimum, possibly rebuild
- Chimney visibly leaning: rebuild essential, structural risk
- Sooty water stains on the ceiling: flashing has failed
